She took the time to come over and HONESTLY assess the home value based on comps. Recommended some home improvements and then listed the house. We had 1-2 offers in the first couple of days and sold it in 6. There was a house next door that had been on the market for 3 months before ours. Kathy is the best of 4 other realtors I have dealt with in the Brandon/Riverview/Lithia area.

And she knew the right one would come along. And... it did. Funny, too, because at the end I was ready to offer way too much for the house just to get it done. But, Kathy talked me off that ledge and she helped put in a good competitive offer that worked. We landed the house for about $20K less than I was about to offer. Once we did some remodeling on the new place, we turned around and sold our home in Riverview. Kathy made it look easy, having the house under contract in a weekend and for an amount we never would have thought it would sell for.
